The Rockhampton Yeppoon Drafting multi residential design process comprises five key stages and relies on strong client consultation throughout.

Initial Consultation

Our initial design consultation at our office or we can come to you to discuss your design objectives, budget and any specific requirements. We will also run through the services that you may require, any external consultants that may be needed, and confirm the fees for our services.

Please bring with you as much information as you can, as well as your ideas and requirements, Property Description (e.g. lot number and registered plan number) as well as any other information you feel is relevant. Be aware of copyright laws, we cannot reproduce/copy a design or part of a design from another designer without their written permission.

Preliminary Investigation

This stage involves checking any requirements or restrictions imposed by town planning, the Building Code of Australia and your local council. We also check sewer positions, site drainage and the general suitability of the allotment for your project, providing advice on alternative solutions and options.

Preliminary Design

At this stage, other services – such as site visits, contour plans, services location, engineering consultants or town planning consultants – may be required. We are happy to coordinate this on your behalf if required..

As we create potential design solutions, we will consider all aspects of design including site orientation, sun position, local prevailing breezes, functionality, aesthetics and energy efficiency – and, of course, your budget.

The plans that we deliver at the conclusion of this stage are ready for you to take to a builder to obtain an estimated build cost.

Town Planning Approval

We prepare the application documentation for town planning approval, including external consultants’ documentation and reports including site works design, storm water design, vehicle access and egress and site coverage area plans.

During the application period, we will provide your council with any additional information they may require.

Final Drawings

Once town planning approval is provided, we move to the final drawings stage.

The final documents will include some or all of the following:

  • floor plans
  • elevations
  • sections
  • site plans
  • bracing layout
  • floor framing plans
  • detail drawings
  • energy assessment
  • site area plans
  • 3D images
  • floor finishes

Your local council may ask that you provide additional documentation from other external consultants. We are happy to coordinate this on your behalf if required.
